The Council of Ministers this Tuesday approved the new call for the Young Rental Bonus, endowed with 200 million euros, and has sent to a public hearing the Royal Decree by which the Digital Single Window for Leases is created and regulates the collection and the exchange of data related to rental services and short-term accommodation, with the aim of approving this regulation before the end of the year.

“These are two new measures that are added to those already approved and those to come, because this Government is not going to stop until it solves the problem that millions of people in our country have today,” indicated the Minister of Housing and Urban Agenda, Isabel Rodríguez, at the press conference after the Council of Ministers.

Regarding the royal decree, Rodríguez has indicated that it was an issue that was pending in the Housing Law and will serve to regulate short-term contracts. “It will respond to the problems that this type of accommodation is causing compared to the contract for habitual residence accommodation for the development of our lives,” he indicated.

The royal decree, as detailed by the minister, will serve to increase the information available regarding short-term rentals with a single registry without which the marketing of these homes on platforms cannot be carried out.

“All those tourist, seasonal or residential homes that have not gone through this registry will not be able to be marketed,” he explained.

THE PROPERTY REGISTRATORS WILL CERTIFY THE REGISTRATION

As Rodríguez has explained, for the creation of the single window the Government will have the property registry to generate “legal security and rigor”, since the registration procedure will be carried out through the registrars, sources from the Ministry of Dwelling.

“When that accommodation, when that home has to receive that registration, which is a number, the property registry will be able to certify that it complies, in the case of tourists, with the regional regulations for licenses for tourist homes, that they comply with the municipal ordinances that some town councils already have and others, fortunately, are implementing in relation to tourist licenses and will even be able to certify those neighborhood communities whose statutes have prohibited the implementation of tourist rentals,” he detailed.

The objective, as explained by the minister, is for the single window to connect with the European single window, which will be available from May 2026. “One of the problems that has been detected in the member countries of the union and therefore What this regulation arises is because there is an absence of data or, what is worse, in many cases there is none,” he stressed.

Thus, Rodríguez has assured that with this royal decree the Government manages to “prosecute fraud, protect those who really need seasonal accommodation, this type of accommodation and put a stop to illegal tourist accommodation.”

Regarding the young rental bonus, Rodríguez already made progress, and the President of the Government, Pedro Sánchez, later confirmed that this Tuesday the new call for the Young Rental Bonus would be approved, which he ratified unanimously with the autonomous communities at the last Housing Sector Conference. , and which will mean an aid of 250 euros per month for two years to young people between 18 and 35 years old.
