The Ministry of Housing is asked to provide a bonus on personal income tax on long-term rental contracts

The Confederation of Chambers of Urban Property and Associations of Property Owners has asked the Ministry of Housing and Urban Agenda to shorten the deadlines for evictions due to non-payment of rent, since small property owners sometimes have to face the costs of providing housing in the case of tenants considered vulnerable until they are offered a housing solution.
For this reason, she has asked the Minister of Housing and Urban Agenda, Isabel Rodríguez, for solutions that are both compensatory and that speed up procedures. She has also stressed the need to seriously address the ‘squatting’ of buildings, since it is a problem that generates “uneasiness among citizens”, and has therefore urged Rodríguez to act with “effective” measures and supported by appropriate legislation.
During a meeting held this week with the Minister of Housing, small property owners also expressed the need to propose fiscal and financing incentives to guide investment in rental housing and access to housing for young people.
They have therefore raised the possibility of granting a tax relief on personal income tax on long-term rental contracts, up to 10 years or more, given that the latest half-yearly report from the European Union has indicated that property tax in Spain is above the European average.
LET EUROPEAN FUNDS REACH THE PRIVATE OWNER
Similarly, the Confederation has conveyed the need for European funds to also reach private owners and communities of property owners, since they are primarily allocated to public property.
Regarding the new Housing Plan, which will come into force in 2025 and which proposes increasing the public housing stock from 2.5% to 9%, he said that it “opens the door” to alleviating part of the problem of access to housing.
On the other hand, small property owners have welcomed the Ministry’s commitment to work on developing its own statistical studies, with the aim of not legislating solely on the basis of data from real estate portals.
