Hotels and industry attract private capital in Mexico

The executive said that they estimate a growth of more than 10% in the number of keys (hotel rooms and residences), highlighting the markets of the Riviera Maya, Riviera Nayarit and Los Cabos mainly.

“Translated into what the private equity industry is, last year around 5 billion dollars were raised to invest. In 2021, which was a record, there was also a lot in the sector, it was 9,000 million dollars (…) but if you compare it with 2020, the truth is very much in line. We believe that this year should be a little better than 2022, we expect at least 5,000 million dollars of new capital raised from all private capital strategies”, explained Gallegos.

The executive added that the sectors with growth prospects are also foreign exchange generators, such as the industrial sector, in which benefits are expected from logistics, distribution, manufacturing and the construction of industrial buildings.

On the other hand, the office sector will be the most challenging: “it is a perfect storm that has come together since the pandemic, in the new use of spaces in which not all companies have yet returned with their people. This, together with the fact that we had a lot of construction offers, made it complicated and (now) you have an environment with a lot of unemployment, of more than 25%”.

Pablo Coballasi, president of the Amexcap Promotion Committee, also sees complications for the financial sector due to a lack of liquidity in the market.

He said that Mexico has a low exposure to bankruptcies of regional banks in the United States, so major consequences are ruled out.

Both executives highlighted the importance of having best practices to avoid cases of fraud, as well as improving communication between administrators and investors, and promoting a code of ethics in the last three years.

Coballasi commented that the nearshoring issue is a reality, so they expect a more stable environment with a moderation in inflation in the country, which facilitates investment towards the end of the year.
