The total number of launches carried out in the second quarter of 2024 was 7,850, 7.8% more than in the same quarter of 2023, according to a report published this Wednesday by the General Council of the Judiciary (CGPJ).

74.8% of these launches, 5,874, were a consequence of procedures derived from the Urban Leases Law (LAU), while another 1,469 – 18.7% of the total – were derived from mortgage foreclosures. The remaining 507 were due to other causes.

Launches derived from foreclosures decreased by 1.9% compared to the second quarter of 2023. For those derived from the Urban Leases Law, the increase was 10.7% and for the 507 derived from other causes, 6.5 %.

Catalonia – with 2,091 launches, 26.6% of the national total – has been the autonomous community in which the most launches were carried out in the second quarter of 2024, followed by Andalusia, with 1,129; the Valencian Community, with 1,006 and Madrid, with 831.

Looking only at the launches resulting from procedures derived from the Urban Leases Law, Catalonia also appears in first place, with 1,577, 26.8% of the total; followed by Andalusia, with 765; Madrid, with 730; and the Valencian Community, with 705. Regarding those derived from mortgage foreclosures, in Catalonia there were 322; in Andalusia, 287; in the Valencian Community, 253 and in Murcia, 129.

6.2% MORE FORECLOSURES

For its part, CGPJ data reflects that in the second quarter of the year there were 5,483 mortgage foreclosures, 6.2% more than in the same period of 2023.

The highest number occurred in Andalusia, with 1,238, 22.6% of the national total. They were followed by Catalonia, with 1,122; the Valencian Community, with 862; and Madrid, with 529. However, if we put the number of foreclosures entered in relation to the population, Murcia stands out, with 19.1 per 100,000 inhabitants; the Valencian Community, with 16.1 and Andalusia, with 14.1.

VERBAL POSSESSORY FALLS DUE TO ILLEGAL OCCUPANCY OF HOUSES

Since the third quarter of 2018, statistical information on verbal possession trials for illegal occupation of housing has been available for cases in which the owners are individuals, non-profit entities, or public entities that own social housing.

In the second quarter of 2024, 639 entered, 19.1% less than the previous year. The largest number of lawsuits were filed in Catalonia (128), representing 20% ​​of the national total. They were followed by Andalusia, with 120, and the Valencian Community, with 102.
