The price of used housing has skyrocketed by 7.3% in the month of May compared to the figures from a year ago, after accelerating in the last month to 2,120 euros per square meter, which represents a new historical record. by exceeding the maximum recorded in June 2007, in the middle of the ‘real estate boom’, according to the latest Idealista real estate price index published this Tuesday.

The rebound is visible in all the autonomous communities during the fifth month of the year. The Balearic Islands lead the increases with a gain of 1.6%, followed by the regional community of Navarra (+1.4%) and Andalusia (+1.2%).

Below 1% increase are the Canary Islands (+0.7%), Cantabria (+0.5%), Asturias (+0.4%).

Looking at prices per square meter, in the Balearic Islands the record is 4,322 euros per square meter, which makes the archipelago the most expensive region to live in, followed by the Community of Madrid (3,406 euros).

On the opposite side of the table are Castilla-La Mancha (936 euros/m2), Extremadura (996 euros/m2) and Castilla y León (1,189 euros/m2), which are the most economical regions.

However, the classification undergoes modifications if the provincial criteria are taken into account since, in this case, the greatest upward price variations have been experienced in Soria, where sellers’ expectations have risen by 3.8%, followed by the Balearic Islands. (1.6%) and Cáceres (1.6%).

Ciudad Real is the cheapest province to live in with a price of 752 euros for each square meter. They are followed by Jaén (837 euros/m2) and Cuenca (853 euros/m2).

SAN SEBASTIÁN, THE MOST EXPENSIVE CAPITAL

With this increase, the price in Madrid is set at 4,473 euros per square meter, while in Barcelona the price has stood at 4,417 euros/m2.

San Sebastián is the most expensive capital in Spain, placing its price at 5,557 euros per square meter. Zamora, on the other hand, is the cheapest capital, with 1,151 euros, followed by Jaén (1,166 euros/m2) and Lleida (1,232 euros/m2).
